Assured Shorthold Tenancies (ASTs) have been abolished for new and existing private residential tenancies. Existing ASTs converted to APTs on the implementation date unless within a specific transitional arrangement. Every tenancy we take over or draft is set up under the APT framework and referenced against the current legislation.
Section 8 is now the only route. Prepared as such.
Section 21 "no-fault" possession has been abolished. All possession action now proceeds under Section 8 using the statutory grounds - rent arrears, breach of tenancy, anti-social behaviour, landlord's intended sale or occupation, and the other prescribed grounds. That raises the bar on record-keeping and evidence.
